The Royal Liver Retail Park is Ireland’s longest established retail park, operating from 1990 to the present day. The local authority has identified the area for high intensity urban redevelopment, given its close proximity to Dublin City Centre and existing transport links, such as the Naas Road QBC and the Red LUAS line on its doorstep. In October 2019, Allied Real Estate Group (AREG) submitted a planning application to develop this substantial new mixed-use community adjacent the Kylemore LUAS Stop. The development represents both a working and living community with a sustainable long-term mix of uses creating a vibrant new addition to the emerging neighbourhood. The hope is that the development will act as a catalyst for future social and economic growth and redevelopment in the area.

This inclusive project offers a diverse range of work, leisure and living spaces, which combine to create an oasis for modern and sustainable living on the edge of Dublin City. The development comprises 9 No. buildings ranging in height from 7 – 18 storeys over basement level; with residential, shared accommodation and office uses at upper floors, and supporting uses including crèche, community, retail, café /bar / restaurant, medical centre, pharmacy uses at ground floor level of the blocks. The blocks are positioned to provide a pedestrian routes through the site, and incorporating a landscaped public plaza. Further landscaping is proposed at podium, and roof levels. Tom Phillips + Associates acted as planning consultants for the project from the development of early feasibility studies through to the submission of the Planning Application (including EIAR) to Dublin City Council for consideration in October 2019. Dublin City Council granted planning permission for the development on 9 July 2020.
