Jones Investments Limited engaged Tom Phillips + Associates (TPA) to prepare a full Planning Application for the development of a hi-tech enterprise building on Barrow Street in Dublin, close to the European headquarters of Google. The project will involve the demolition of the existing warehouse at 15 Barrow Street and construction of state-of-the-art enterprise providing superior shared workspace and services for entrepreneurs, freelancers, start-ups and small businesses in Dublin.

The site is strategically placed at the junction of Barrow Street and South Dock Street and is in close proximity to Grand Canal Dock surrounded by leading IT companies such as Google, Facebook and Airbnb; legal professionals; and media professionals. The site also benefits from public transport including rail (Grand Canal Dock Train and DART Station being only 250m away); bus (Ringsend Road QBC); and Dublin Bikes. The surrounding context is distinguished by a mixture of older, established low-rise residential dwellings and new, modern office and residential development. The wider area has altered significantly in recent years with Barrow Street forming part of the so-called “Silicon Docks” in a general sense. To the north-west of the site is the Grand Canal Square.

The proposed enterprise centre, a four-storey over two-level basement enterprise centre building with set-back Second and Third Floor Levels (3,785 sq m gross floor area) is designed to provide a beautiful, collaborative workspace in which entrepreneurs share space and office services, and have the opportunity to work together. The development will provide state-of-the-art, professionally-managed and fully-serviced shared enterprise facilities to cater for the needs of startups, small businesses, freelancers and entrepreneurs. The developer initially sought permission for a 3,800 sq. m. building with five floors over a double basement. Final planning permission was granted by Dublin City Council in December 2017.
