Northwood Avenue

Tom Phillips + Associates (TPA) have been providing town planning services to Kategale Ltd since early 2018 on a large strategic landbank (c. 4 ha) at Northwood Avenue, Santry, Dublin 9. To date, a total of four separate planning applications have been submitted to Fingal County Council (FCC), and received planning permission. This has resulted in planning approval for c. 380 No. residential units plus commercial office, crèche, retail, shop, café units, and ancillary works across a series of blocks ranging in height between 2-8 storeys (over ground level).

The development strategy is underpinned by a site-specific Masterplan, which was developed together with the wider project team, and required careful consideration of a number of difficult site constraints, including sensitive landscape issues and the presence of drainage infrastructure wayleaves around the site perimeter. TPA have led all aspects of each planning application resulting in three grants of permission across the site, the most recent of which was received in April 2020. A fourth application is currently under consideration.
