The Grange

Location    Brewery Road and Stillorgan Road, Stillorgan, Co. Dublin

The Grange is a mixed-use development of 502 No. apartments and 4,166 sq m of commercial offices with planning permission for an as of yet unbuilt nursing home, medical centre and crèche. The Grange occupies a 4.58 hectare site at a strategic location only eight kilometres from the Dublin city centre, with extensive frontage onto the N11 (one of the busiest commuter routes into the city centre).

Tom Phillips + Associates (TPA) acted as planning consultants for a series of planning applications on this site from 2002-2013, including Environmental Impact Statement (EIS) where required, along with planning appeals, amendment applications, and extension of duration applications. The ‘parent permission’ for this significant mixed-use development (including residential, office, nursing home, crèche and retail uses) was initially granted by An Bord Pleanála on 23rd September 2004, and subsequently granted an extension of duration permission by Dún Laoghaire-Rathdown County Council on 17th December 2009.

The development as originally permitted included 525 no. residential units (190 No. one bedroom apartments, 290 No. two bedroom apartments and 45 No. three bed apartments, (43,060 sq m) in 9 No. blocks, but was reduced to 502 No. units following a Request for Additional Information.

The scheme was designed to be constructed over a basement of 20,056 m2 to accommodate 760 No. cars and also included significant replacement office accommodation, a nursing home with provision for 86 No. beds (unbuilt), a crèche (unbuilt) and 2 No. retail units, as well as hard and soft landscaping works (including planting, formal landscaped areas and children’s play area).
