The Client’s requirements were to increase the quantum of residential development within a permitted first phase of development, and to achieve planning permission for a second phase of residential development. Tom Phillips + Associates (TPA) acted as planning consultants to Broadhaven Credit Partners, providing strategic planning advice to the Applicant and Design Team.

TPA coordinated two planning applications for amendments to a permitted residential development on a site which included Protected Structures and sensitive landscape characteristics, to increase the overall quantum of residential units allowed at this location. TPA also coordinated a planning application for a subsequent phase of development, comprising a mix of new build houses and apartments, with extensive refurbishment works to the Protected Structures on site.

Dún Laoghaire-Rathdown County Council issued a Decision to Grant permission for amendments to Phase 1 in February and August 2017, increasing the overall quantum of units within the development by 21 units. This first overall phase of development is currently under construction. Dún Laoghaire-Rathdown County Council subsequently issued a Decision to Grant for Phase 2 in October 2018, which will provide an additional 81 No. units on the remainder of the site.
