Griffith Avenue SHD

Location   Griffith Avenue, Marino, Dublin 9

The development comprised a residential development submitted under the Strategic Housing Development (SHD) provisions with a site area of c. 3.1 ha. The site is located in the inner suburb of Marino in a sensitive institutional and residential context, in close proximity to several high quality public transport routes and the city centre.

The development has a total gross floor area of c. 36,556 sq m (excluding basements) comprising 385 No. residential units with related car/cycle parking and resident amenities, arranged in seven blocks ranging in height from four to eight storeys over basement level.  The application also included the provision of a new public park required as planning gain on foot of the Objective Z12 zoning objective pertaining to the site.

Tom Phillips + Associates (TPA) acted as planning consultants to Cairn Homes Properties Ltd., providing strategic planning advice to the Applicant and Design Team from inception through all stages of the SHD process including lodgement of the application with An Bord Pleanála (ABP). TPA was also the key point of contact with the Planning Authority (Dublin City Council – DCC) and the Board throughout the process. TPA led all planning aspects of the proposal including: coordination and attendance at all meetings with DCC and ABP throughout the SHD process; coordination and preparation of the pre-application submissions to DCC and ABP; review of all architect and other consultant submissions and coordination and lodgement of the final application with ABP.
