Tropical Fruit Warehouse

Location  30-32 Sir John Rogerson’s Quay (SJRQ), Dublin 2Newtownrathganley, Kilcock, Co. Meath

The development comprises Nos. 30-32 Sir John Rogerson’s Quay, consisting of the existing warehousing structure known as the Tropical Fruit Warehouse (Protected Structure) and the largely undeveloped lands to the rear of this structure.  The proposed development of the overall landholding consists of two distinct elements, now amalgamated, which have received planning permission as follows:

  • The re-development of the lands to the rear of the protected structures to facilitate a new office building and artist’s studio including a significant new pedestrianised route running from the quays through the site to Whitaker Square beyond; and
  • The upgrade and extension of the existing warehouses including new office accommodation proposed by way of a vertical extension to the structure. This application also partially incorporated the proposed pedestrian route.

The amalgamation of the above elements is now permitted by way of a series of design amendments, including an atrium, to facilitate a combined development that will meet future tenant requirements but also result in a superior development that will benefit the Protected Structure through reduced internal interventions, the incorporation of discoveries made in respect of the adjoining Hibernian Marine School and improve the wider permitted public realm works. The three phases were designed within a Masterplan context to ensure that the overall development of the lands has been considered in a holistic and integrated manner.  The revised scheme will still ensure the overall delivery of what will be a high quality new urban quarter of outstanding architectural and landscape design with significant planning gain in the heart of the city.

Tom Phillips + Associates (TPA) acted as planning consultants to IPUT plc, providing strategic planning advice to the Applicant and Design Team from inception through several planning applications. We were the key point of contact with the Planning Authority (Dublin City Council). TPA led all planning aspects of the proposal including: coordination of the Application Packs; preparation of the Planning Application documentation; coordination and preparation of RFI Responses and compliance submissions.
