Hard Rock Hotel

Location    Nos. 16 – 18 Lord Edward Street, Dublin 2

The proposed development comprised a linked 5-7 storey extension to an existing city centre hotel (Protected Structure). Tom Phillips + Associates (TPA) acted as planning consultants to Tifco Limited, providing strategic planning advice to the Applicant and Design Team and were the key point of contact with the Planning Authority (Dublin City Council).

The project comprised two different elements: the renovation of the existing listed Parliament Hotel (rebranded as ‘The Hard Rock Hotel’), and the construction of new 7-storey hotel, known as ‘The Fashion House’ on an adjacent site. The two buildings will be connected via a glazed link bridge spanning above the alley that separates the two sites creating a 128 No. bedroom hotel.

TPA led all planning aspects of the project including pre-planning consultation with Dublin City Council; preparation of the planning application documentation; and the coordination and preparation of the RFI Response. TPA also led all planning aspects of 3 No. amendment applications which were lodged subsequent to the parent permission. Dublin City Council granted planning permission for the parent application on 6th January 2017. Planning permission was also granted for each of the amendment applications.
